What we ask of hosts
The house rules for hosts.
We're flat-rate and we mean it — but a turnover only works if your unit is set up for one. These are the non-negotiables we've learned the hard way over hundreds of turns. Meet them and we'll keep your listing spotless, on time, every time.
Two complete linen sets per bed — minimum
We do on-site laundry during the turnover, but we can't wait two hours for sheets to dry between guests. You need at least one set on the bed and one fresh set ready in the closet for every bedroom. Three sets per bed is ideal for back-to-back bookings.
Two sets of bath & hand towels per guest
Same rule for towels and bath mats. We swap to a clean set instantly and run the used set through laundry while we clean. Without backup linens we'll either delay your turn or have to skip the laundry portion entirely.
Keep a stocked supply closet on-site
Toilet paper, paper towels, dish soap, shampoo, conditioner, body wash, coffee pods, trash bags, dishwasher tabs, laundry detergent. We restock from your closet — we don't ship in supplies. If it's not there, the guest won't have it.
Give us a real 3-hour window between guests
Checkout 11am / check-in 3pm is the industry standard for a reason. Same-day turns with laundry need every minute of that window. Tighter than 3 hours and we'll skip laundry to hit your check-in time.
Damage & excess-mess policy
Standard turnover is a flat rate. If guests leave behind hoarder-level mess, vomit, pet damage, broken items, or extra trash beyond a normal household amount, we document it with photos and add a damage-recovery fee so you can claim it through Airbnb's AirCover.
Smart lock or lockbox access
We need reliable, code-based entry — no key handoffs from departing guests. Share the access details once and we'll never bother you for them again. If access fails on arrival we charge a callout fee for the wasted trip.
Laundry services
Linens are the hardest part of any turnover.
Sheets, towels, mats, throws — laundry is what kills most turnover schedules. We've built our entire turnover model around solving it three different ways, depending on your setup. Pick the option that fits and we handle the rest.
The golden rule: two full linen sets per bed, two towel sets per guest. Without backup linens, on-site laundry stops being possible.
On-site wash & fold
If your unit has a washer/dryer, we run sheets, towels, and bath mats during the clean and refold everything for the next guest.
Off-site laundry run
No washer on-site? We collect, launder, fold and return linens on a rolling schedule. Priced per load — billed monthly.
Linen rental program
We can supply commercial-grade white sheets and towels and rotate clean sets in every turn. Ask for pricing per bed/bath count.
Stain triage & replacement log
We pre-treat stains, log anything that didn't survive, and tell you when sheets or towels need replacing — before a guest complains.

Do you sync with my Airbnb / VRBO calendar?+
Yes. We integrate with most major host platforms (Airbnb, VRBO, Hospitable, Guesty, OwnerRez) so cleans auto-schedule the moment a booking is confirmed. You never have to send us a calendar update.
What happens if a guest checks out late?+
We'll wait up to 30 minutes at no charge. Beyond that we either re-route to another job and return later, or charge a small wait fee. Either way we update you in real time so your next check-in isn't surprised.
Can you handle back-to-back same-day bookings?+
Yes, as long as you give us a 3-hour window and have the backup linen sets described above. Tighter than 3 hours and we may have to skip on-site laundry — but the unit will still be guest-ready.
What about consumables and supplies?+
We restock from your on-site supply closet and send you a low-stock alert when something is running out. We don't mark up supplies — buy in bulk and we keep the unit topped off.
Do you send completion photos?+
Every turnover ends with a staged photo report you can compare against the next guest's complaint (if it ever comes). Proof the unit was 5-star ready when we left.
What if a guest damages something?+
We document with timestamped photos and send you a damage report the same day so you can file an AirCover claim before the next guest arrives. We never throw away damaged items without your sign-off.
